❓ How does market selection work?

County Selection

Counties are scored 0-100 based on:

  • Legal (30%): Wholesaling regulations and requirements
  • Market (40%): Transaction volume, prices, and speed
  • Efficiency (20%): Supply/demand balance
  • Data (10%): Data availability and quality

ZIP Code Auto-Selection

When you enable a county, the system automatically selects 10-25 best ZIP codes using tier-filling:

  1. Select all Tier A ZIPs (80-100 score)
  2. If <10 selected, add Tier B ZIPs (70-79)
  3. If <10 selected, add Tier C ZIPs (55-69)
  4. Stop at 25 maximum ZIPs per county

Monitoring

Selected markets are monitored hourly for:

  • New MLS listings meeting ROI criteria
  • Price reductions (motivated sellers)
  • Deal quality changes
